Director of Construction

Cornerstone was a start up company specializing in multi-family projects in the states of Nevada, Tennessee and California. Business closed due to lack of financing available in today’s market.

Land Acquisition: Directed the successful re-zoning, feasibility studies, due diligence, civil and architectural designs, planning/permitting, agency negotiations, budgeting/estimating, bidding/contracting and full entitlements of multi-family projects totaling 407 units and 20,000 square feet of club houses in Tennessee, California and Nevada. The projects had a total budget of $62,000,000.00. Made several presentations to Planning Commissions, City Council which include the Mayor in three different states.

Director of Land Planning and Development

Land Acquisition:

Directed due diligence, design, planning/permitting, agency negotiations, budgeting/estimating, of over 20 subdivisions and 2 master planned communities totaling over 4000 units. Scope included market & site research of both “raw land” and entitled properties, conducted necessary due diligence, developed cash flows, developed site improvement assessments and assisted in client negotiations, CCR’s, Public Offering Statements and Architectural Review Guidelines. Served on several HOA boards. Worked with City staff on approvals and City Council presentations during the entitlement stages.

Land Planning and Development:

Leader in the creation of design guidelines for 2 master plan communities. Developed instructions to bidder’s front end documents for project managers to use during the bid process, project themes, and presenting to the operating committee for approval. Theme development included landscape, hardscape, model park designs and layouts, entry gates and monumentation. Developed and maintained project schedules through Microsoft Project. Direct land development construction from raw land to bond exoneration for single family and multi-family sites including all major on and offsite infrastructure with budgets over $250,000,000.00


Developed and managed major infrastructure projects, which included 7-above ground potable water storage reservoirs ranging from .5mg to 3mg, 5 miles of large diameter sewer facilities, 6-potable water pumping stations and several miles of potable water transmission mains. Manage construction budgets over $20,000,000.00.

Assistant Vice President

Developedbusiness plan to contract for Design Build Services to specific Developers. Upon a presentation to the company President, approval was granted to conduct DB. Over the next 2 years Stanley constructed 8 reservoirs and 7 pump stations and experienced $3,000,000.00 in gross profit margins from these projects.

Pre-construction Services:

Directed due diligence, design, planning/permitting, agency negotiations, budgeting/estimating, bidding/contracting and construction management for design build projects for Pulte Homes, KB Homes, Rhodes Homes and Focus Properties. Developed Front End Specification Documents to be included with the standard specifications provided by the Engineering staff. Responsible for City Agency presentations during the permitting stages.


Developed and negotiated several contracts and change orders with developers totaling over $20,000.000.00. Created and maintained project schedules through Microsoft Project. Managed Engineering and Construction of the first optically guided bus transit system in the USA for the Nevada Regional Transportation Center. The project won the Grand ACEC (American Council Engineering Companies) award presented by President Bush.

Washburn Development was created with $8,000.00 and turned into a $5,000,000.00 a year business specializing in commercial retail up to 10,000 square feet, office buildings up to 15,000 square feet, office condominiums, restaurants, and high end custom homes both for customers and speculative. Although the business is closed, looking back there were countless mistakes made. Never had a mentor or a teacher to show me the rights and wrongs of running a business. But the knowledge and experience gained you can never learn through schooling.

Land Acquisition:

Due diligence, design, planning/permitting, agency negotiations, budgeting/estimating, bidding/contracting and construction management for the division. Developed and managing the hard and soft cost budgets,land acquisition, including market & site research of both “raw land” and entitled properties, conducted necessary due diligence, develop cash flows, developed site improvement assessments andcontract negotiations.
