Land Acquisition: Directed the successful re-zoning, feasibility studies, due diligence, civil and architectural designs, planning/permitting, agency negotiations, budgeting/estimating, bidding/contracting and full entitlements of multi-family projects totaling 407 units and 20,000 square feet of club houses in Tennessee, California and Nevada. The projects had a total budget of $62,000,000.00. Made several presentations to Planning Commissions, City Council which include the Mayor in three different states.

Leader in the creation of design guidelines for 2 master plan communities. Developed instructions to bidder’s front end documents for project managers to use during the bid process, project themes, and presenting to the operating committee for approval. Developed Front End Specification Documents to be included with the standard specifications provided by the Engineering staff. Responsible for City Agency presentations during the permitting stages.
Developed and negotiated several contracts and change orders with developers totaling over $20,000.000.00. Created and maintained project schedules through Microsoft Project. Managed Engineering and Construction of the first optically guided bus transit system in the USA for the Nevada Regional Transportation Center.
