Organize and institute effective construction management programs for Client real estate to ensure building capital improvements and tenant improvements are completed in accordance with the written agreement between the Client and tenants. Establish consistent and reliable standards of procedure to ensure (1) the timely completion of all construction projects according to specified capital budgets and contract deadlines; (2) fair market pricing for all Client and tenant construction projects through thorough, detailed , and competitive price discovery; (3) quality construction methods in compliance with plans and specifications, Client and Company building standards , and local, state and national laws, and (4) prudent job-site, contract and financial risk management of all construction projects. Work with the Vice President of Property Management, Chief Engineer and Property Accountants to ensure contract procurement, project accounting, contract enforcement and plan documentation are performed according to Client and Company guidelines. Proactively and routinely communicate with Client and Company personnel regarding construction project status, including updates to project scope and design, entitlements, cost and accounting, and milestone calendars. Maintain accurate files, plans, and records on all construction to document both current and historical projects. Pre-qualify architects, general contractors, and subcontractor capabilities and resources, and utilize professional working relationships and experience to assess and maintain highly qualified list of vendors. Maintain and update Building Standard specifications for all Client real estate and ensure architect and contractor compliance.
