Role and responsibilities while working on the Emaar-Bawadi JV mixed-use project, a US $24 Billion partnership to develop 70 Million sq. ft of land included:

- Research and evaluate various hotel operators/ brands to meet overall business plan and master plan objectives.

- Assist in establishing projected ADRs, Occupancies, RevPARs, Sellable Areas & Total Constructable Areas for project feasibility.

- Assist in negotiating management terms and conditions with various operators/ brands.

- Assist legal counsel in the creation of Letter of Intents and Definitive Agreements.

- Research and evaluate offering options related to hotel rooms and branded residences and/or serviced apartments.

- Review and analyze overall soft and hard cost budget estimates.

- Review local governing authority regulations for hospitality developments.

- Extensive research and evaluation of potential design and specialist consultants.

- Research and maintain database of current and future trends in hospitality developments.

The above responsibilities were performed for: - One (1) 125-rooms boutique golf resort 5-star hotel, Two (2) 300-rooms & 400-branded residences 5-star hotels and One (1) 1,000-rooms & 1,000-branded residences 5-star mega hotel.

Successfully managed the construction of a variety of fast-track projects in the USA of approximately 2 million sq. ft. and worth $250 million including 5-star hotel & branded residences, office buildings, multi-storey residential and sports/ recreation facility.

- Total accountability for managing and administering fast-track projects of various complexities from preconstruction to completion.

- Estimating and negotiating Guaranteed Maximum Price (GMP) contracts.

- Value Engineering (VE) for constructability and cost-efficiency.

- Interfacing with designers/ consultants on a regular basis.

- Project scheduling. Implement cost control measures and monitoring overall project costs. Monthly client billings.

- Enhance team collaboration and communicate project goals to all participants.

  • W Hotel & Residences (5-Star) – Atlanta, Georgia – USA

Owner/Operator/ Architect – Barry Real Estate Companies/ Starwood Hotels/ HKS, Inc.Cost/ Duration – Approx $100 Million/ 24 months (Completed 2008)

The first ground-up W Hotel in Atlanta, 30 floors measuring 466,000-sq.ft, with 237 guest rooms and 76 condominiums.

  • Centergy One, Technology Square Research Building (TSRB) & Parking Deck - Atlanta, Georgia – USA

Owner/ Architect - Kim King Associates/ Smallwood Reynolds Stewart & Stewart, Inc.Cost/ Duration – $75 million/ 28 months (Completed 2003)

- Pair of high-tech office buildings on a 12-acre downtown site, for a premier Atlanta real estate developer with strong ties to Georgia Institute of Technology.- Ground-up 12 floors multi-tenant Class ‘A’ office building measuring over 480,000 sq.ft and including complete interior buildout of 4 tenant floors.- Ground-up 5 floors single-tenant class ‘A’ office building measuring over 235,000 sq.ft and including complete interior buildout of all floors.- Ground-up 8 levels precast parking garage measuring approx. 460,000 sq.ft for 1,500 car spaces.

  • The Villages at Carver Family YMCA & Baseball Academy – Atlanta, Georgia – USA

Owner/ Architect - YMCA of Metropolitan Atlanta/ Williams-Russell Johnson, Inc.Cost/ Duration - $15 Million/ 11 months (Completed 2007)

- First Metro Atlanta YMCA with LEED Silver Rating. - Built on a 15-acre site and comprising of a baseball academy with (4) fields each sponsored by and named after an Atlanta Braves professional baseball player and a new 63,000-sq.ft, full-service YMCA facility.
