Seahaven Management, LLC

Hired to oversee the condominium rental operation and association management of the Towne of Seahaven, a 17-phase, 4,000 unit condominium, retail and entertainment complex. With development currently halted, acting as General Manager a 329 unit condominium, two beachfront hotels with 200 rooms and a 500 seat beachside restaurant  with $5 million in annual sales. Also perform the duties of Community Association Manager for the condominium, the master association, and 3 residential owner associations..

Royal American Hospitality, Inc & The Boardwalk Beach Resort- a hotel ownership and condominium rental & association management company

Began with managing all aspects of  what became a very successful 600 room beachfront resort with four separate hotels, two hotel franchises, two restaurants, three bars, a nightclub, and over 35,000 square feet of indoor and outdoor catering and event space.  Developed a condominium management company operating from the resort  which grew to be the largest in Bay County managing on-site rentals at 15 resort properties representing over 1,500 units. Royal American Hospitality was ranked in the "Top 100  Management Companies" by Hotel & Motel Management Magazine.  In 2001, created and acted as president of Resort Association Management, Inc. to manage the condominium associations at  the properties where RAH had rentals. By 2005, RAM managed 15 associations representing over 3,000 unit owners.

Lake Lanier Islands Hilton Golf Resort and Conference Center

Four star golf resort and conference center on a 1200-acre island 45 minutes from downtown Atlanta. Features include 14,000 sq. ft. of interior banquet space plus 65,000 sq. ft. of pavilion style catering and event space, 18-hole golf course, 3 restaurants, waterpark attraction with annual attendance of 375,000, fleet of 120 rental boats, equestrian program, and a 300-site campground.

During this time, also managed the Ocean Dunes Resort and Conference Center in Myrtle Beach, SC.

Milford Plaza Hotel- for Horizon Hotels, Ltd.

1300-room transient/FIT hotel in midtown Manhattan, the second largest Ramada hotel in the world. Extensive international clientelle. Annual room sales of $36 million. Directly responsible for an $8 million renovation and conversion to Ramada franchise.

Ramada Ocean Forest Resort          Myrtle Beach, SC

209-unit oceanfront all-suite condominium resort hotel. Managed all operations including the condominium homeowners association.

Quality Inn and Conference Center          Jacksonville, FL

21-acre, 300-room full service conference and convention facility. Featured a 350-seat high-energy lounge, 220-seat restaurant, 50-room concierge building, 12,000 square feet of convention/banquet space, 9,000 square feet of meeting/ boardrooms and an 80-seat amphitheater. Supervised a $3 million renovation and conversion to Choice franchise.

Holiday Inn Oceanfront          Jacksonville Beach, FL

150-room property with 100-seat restaurant and 125-seat rooftop lounge. The Hotel was ranked 93rd in Lodging Hospitality Magazine's top 400 profit performers for 1984.

Objective

I am seeking a hospitality management opportunity in the Fort Lauderdale/Miami/Boca Raton area of Florida where my wife began work as a CIO on January 1, 2010.  I am interested in a position in either multi-unit or single property management, condominium or hotel, rental operations and/or association management.  I have an excellent track record of building business and creating profits for several types of lodging product under a wide range of economic situations.

Florida Destination Resorts

Spent past 12 years as a leader in the Panama City Beach hospitality industry. Marketed and managed 19 hotel and condominium properties for a total of over 2,000 units.  Held chairman-ships on both the Chamber of Commerce and the Tourist Development Council. 

Condominium Rental Program Management

Built and operated 2 successful condominium rental management companies from the ground up, the largest toping 1,500 units spread over 15 properties.  Served as single property General Manager for 3 different condominium resorts ranging from 209 to 329 units. 

Condominium Association Management

Created the largest association management company in Bay County, Florida with a total of 15 condominium associations representing over 3,000 units.  Personally served as the CAM for 6 associations in Bay County and 4 in South Carolina. Licensed and certified Community Association Manager

Golf Course Operations  

Operated 2 Golf Resorts with full responsibility for golf revenues, course management and profitability.

Food & Beverage Management

Promoted and managed 11 resort restaurants, 14 bars/lounges, 7 pool/golf concessions, and 3 free standing restaurants.

Meetings, Conventions, and Events

Coordinated marketing and operations for 4 different properties with meeting and convention space in excess of 15,000 square feet and as much as 65,000 square feet of event space.  Hosted several large scale special events including  Ironman Florida.

Resort Sales and Marketing

100% success rate at improving the gross revenues of every operation ever managed.  Skilled at creating promotions and packages, internet marketing, group marketing and management, special events, and yielding inventory.

Construction and Renovation

Opened 2 new condominium projects and coordinated several major renovation projects with budgets from $500,000 to $8 million as well as 6 franchise conversions.
