Executive Vice President - Chief Investment Officer

Ridge Property Trust

Brought onboard to revitalize and revamp business processes for this investment company, an 80% owned subsidiary of Prudential Financial, Inc. Part of an exclusive executive team and serve as the right-hand person to the CEO. Liaison to the Board of Trustees. Oversaw all acquisitions. Created brand and logo for company. Point-of-contact for all institutional investors and leader of external investment reporting.

ENTERPRISE IMPACT:

  • During CIO tenure, led company growth from a single investment fund with $33 million in 5 assets and 12 employees to 3 private REIT investment funds with over $1.1 billion in 61 assets and 48 employees.
  • Laid the groundwork (locate, originate, analyze, underwrite, market) and acquired existing industrial property and development land transactions worth $5-100 million on behalf of domestic pension funds and private investors with a total volume of $669.4 million in completed transactions.
  • Driving force behind the successful start-up of a Mexican investment business plan to include the identification and completion of two joint ventures with Mexican partners. Established an office in Monterrey, Mexico, hired and developed an international operating team that led to acquisitions of over 1.6 million square footage of buildings and 192.65 acres of land to be developed for a total investment of $132.6 million in less than 3 years. Acquisition portfolio 97%+ occupied at 10%+ COC returns.
  • Turned around an inexperienced entrepreneurial group with no prior institutional investment, reporting and management experience into a “best in class” complete institutionalization of RPT. Developed corporate brand, standardized reporting methods and moved the company to a new location and saved $480,000.
  • Established investment underwriting processes and standards that reached ‘Class A’ documentation standards.
  • Championed the first institutional-quality standards program for due diligence including underwriting, transaction approval packages, legal document and loan negotiations, and oversight of environmental and engineering reviews. Saved the company over $500,000 by streamlining the 3rd party consultant process.
  • Put all HR functions in motion (hiring, training, monitoring, and employee evaluation programs).
  • Directed and oversaw all aspects of the disposition process for all sales including sales agreement negotiation, REIT status prohibited transaction documentation, investment return analysis and closing process.
