I am a seasoned construction professional. I have filled many roles with all of the companies I have worked for. I have experienced in most construction management software, I am extremely client motivated and a strong team player/leader. Have an extremely strong work ethic, feel that no task in beneath me or over my head and always display a "can do" attitude.

Project Manager

SD Deacon

Project Manager (which included all subcontractor/vendor contracts, oversight on submittal/RFI process, owner relations, owner billings, owner/subcontractor change orders, full close-out and P/L for specifically managed projects) for the following:

Everett Mall Renovation - Work included general Front side civil renovation/repair, selective re-roofing of the entire mall, general mall common space/infrastructure repair, Complete civil/parking for entire west side (creation of "Village" pads), Front Entries renovation, Village Building #1 (which included full build out of a Best Buy store), and Village Building #2 (which included full build out of a PetsMart and Bed, Bath and Beyond). Very complex and dynamic project with many challenges including major renovation to mall electrical/telephone services, civil modification for new Regal Cimena pad, fully build out for Borders Book and numerous "vanilla" shell spaces for new tenants. Never missed a milestone date. $21 million in value.

Columbia Center Mall - Lifestyle buildings addition- Complete building package (from demolition through vanilla shell) for two free standing, four tenant space buildings. Again, below grade work/civil improvements created numerous issues. Bulding 1 was finished in a 5 month window (started in mid-May) and stores (buildout by others) were open for Christmas season. Building 2 delayed due to extensive issues with local utility company but was completed by the following April. Also performed full bathroom remodel and single interior tenant build out within this time frame. $6+ million.

TJ Maxx at Factoria Mall - Full tenant build out within the existing mall for TJ Maxx store. Started from cold dark shell and had open TJ Maxx in 5 months (on schedule). Just under $1 million. 

The Landing in Renton - Multiple phase, full retail/entertainment development on over 25 acres. Directly managed 10 ground up speculative retail buildings (cold/dark shell spaces) and four story post tensioned parking garage. Had one full tenant improvement for Ross Dress for Less. Had Snr. PM responsibilities for 12 other building, full civil and Regal Theater. Total development in excess of $70 million, directly managed over $20 million.  


Project Manager

S.J. Amoroso Construction

Project Manager (which included oversight on submittal/RFI process, subcontractor contract management, owner relations, complete monthly invoicing, owner/subcontractor change orders, full close-out and P/L for projects) for the following:

Joint Water Pollution Control Laboratory - Built for Los Angeles County Sanitation District, this laboratory was 28000 square feet. It contained complete cooling tower with controls, an 8 laboratory quality gas piping network, ultra pure water system, 4 individual laboratory space and multiple offices and conference rooms. Project valued at $8+ million and beat original margin. 

Coast Community College - Westminster Learning Center - 2 story, 2 building complex build as an extension college for the Coast Community College network. Building site required 8+ feet of over excavation, piles and grade beams due to soils conditions. All utilities and structure were complete at the time I ceased employment. Project was on track to beat margin.

MBK Construction Ltd.

Assistant Project Manager/Superintendent - Antelope Valley Courthouse,

Responsible for Submittals, RFI’s, QA/QC for CSI Div. 2, 3, 4, 7, 9 and 14. Began project as APM and have moved into a Superintendent (field management) role during the foundation. Courthouse was a 5 story (4 up, 1 down) full service (jail, administration, chambers and courts) courthouse in Palmdale, CA. $50+ million in value.

Scheduling Manager - Creation, review, updating and modification of all CPM schedules for MBK Construction Ltd.. Interface between Owner, Corporate management and Project teams for up to 30 jobs located in 15 states. Create proposal schedules for all projects being pursued by MBK. Manage a department with a maximum of two scheduling engineers. Instituted a schedule training program.

PCL Construction

Scheduling/Project Engineer - Riveside General Hospital ($90+ million). Creation, modification and full updating of 12,000 + activity schedule for the 6 building replacement hospital for Riverside County, CA. Schedule was cost and resource loaded, utilized EV for monthly billings and was primary tool for owner/subcontractor resource conversations/disputes. Also was primary change order engineer due to relation with schedule.

Scheduling/Project Engineer - Anderson Graduate School, UCLA ($55+million). Co-Creation and updating of 5,000+ activity schedule for new MBA campus on the grounds at UCLA. Designed by world famous architects Pei Cobb and Freed Partners (see link at this campus was a unique multi building campus with numerous challenging feature. Also assisted with other engineer duties.

Field Engineer - Saint Cloud Hospital Expansion and Albuquerque International Airport
