Wolverhampton Homes, Decent Homes Project.

Clerk of Works 

Attend pre start meetings with Tenants,Builders,and Occupational therapists.

Manage day to day scheduled works for Decent Homes Project, managing the installation of electrical rewires, windows, doors, heating, kitchens and bathrooms.

Carry out H&S site inspections and tool box talks.

Manage approved contractors, sub contractors and in-house teams.

Attend regular site meetings with Tenants, Managers, Supervisors and specialist contractors.

Authorise additional works and approve variations to original scopes of works contracts.

Carry out site inspections on work standards and H&S inspections and quality control.

 Attend regular meetings with direct line manager to update on project developments, turnaround time scales, H&S issues.

Sign off completed jobs within agreed timescales and costs

Carry out Risk Assessments and Method Statements(RAMS).

Ensure  security measures are in place and monitor all staff   and visitors to ensure a safe working environment.

Attend training sessions and tool box talks .

Managed a voids team to strip out existing wiring,kitchens and bathrooms in  1,2 and 3 bed flats to a high standard within turnaround

time and budget constraints .

Disabled Adaptations.

Duties to include visiting customers/tenants homes to asses requirements and needs, carry out financial means tests for grant assisted works. 

Attend meetings with building control and occupational therapist to confirm correct service and project is put in place for customer.

Schedule regular site meetings for approved contractor customer and self to ensure project was running smoothly and in accordance  with agreed contract.

Carry out H&S inspections and security checks, problem solving  and providing support to workers, managers and customers.

Liaise with specialist companies (stair lifts, hoists, equipment), ensuring all partners and companies communicate on a regular  basis.

Complete site inspections prior to contract start date to take measurements of existing building and rooms, make a note of services and meter locations, consult with customer and design a recommended scheme.

Once scheme is approved and finances are in place I arranged pre contract meeting between client, recommended builder and self to discuss safety lissues and recommended work timetables. Assisted customer through transition and agreed start and completion dates.

Managed project from start to end, making stage payments to contractor and keeping accurate records of costs.

Carry regular site inspections and communicate with customer and builder on regular occasions.

Signed off completed adaptation with agreed time and cost constraints, processing final payments to builder after obtaining gas/electric certificates,window guarantee and completion certificate from building control.

Managed adaptations on properties ranging from £7,000 for a level access shower completed within 12 working days and £45,000 for a single story extension completed within 3 months.

Managed the retention period of 3 months for level access shower and 12 months for single story extension. After retention period was over I made a final payment to contractor closed contract and handed property back to Sandwell MBC who accepted management  on client and potential repairs.

Senior Repairs and  Maintenance Manager.

Managed a busy depot,dealing with customer complaints and enquiries , over seeing service delivery of ad hoc , planned and cyclical works.

Carried out regular site visits and met with client and builder to ensure a consistent service was being delivered as per contract or work instruction.

Part of a Capital Works Programme team, fitting double glazing and carrying out roofing works to social housing properties.

Agreed and managed works on public building, monitored payments and H&S on site.

Carried out van inspections and tool box talks with operative and sub contractors. 

Responsible for repairs budgets and unforeseen work costs. Signed off contracts and monitored after care on behalf of customers

Liaised with Councillors and Senior Managers to keep them informed on current projects and service deliveries, to include customer complaints and KPI's. Kept accurate reports and challenged working practices with a view to improve or alter to suit current climate.

Redditch Borough Council

Repairs and Maintenance Team Leader.

Managed a team of 4 Supervisors and 5 teams of 10 operatives in a busy repairs and maintenance environment.

Held regular meetings with Supervisors to discuss service delivery man power and work loads.

Carried out inspects on vehicles and machinery and managed all H&S issues, visited site and variousness properties to check quality,safety and security.

Spoke to customers on a regular basis to ensure consistency and quality is service delivery and customer care.

Was part of a newly formed Area Working Initiative reporting back to relevant partners managers and Councillors. Kept accurate records and financial information. Monitored PPI and Safety issues and reviewed training requirements for Supervisors,operatives and self.

Chaired meetings with teams and customers on a monthly basis to discuss service delivery and complaints.

Wrote schedules of works and carried out time and study tests on existing work methods and processes.

Worked with local schools, colleges and probationary services to initiate modern apprentice schemes  and voluntary services.

Met with external representatives and service providers to trial and test new products, equipment and machinery.

Attended operatives meetings and sourced relevant training to ensure a safe, knowledgable and consistent working ethos.

Authorised payments and monitored local budgets.

Managed budgets for repairs and maintenance work and monitored budgets and authorise payments for capital works.
