I have more than 20 years’ commercial and residential construction management experience.  I designed many of the projects I built.For the last nine years, all my work has been with commercial real estate owners and developers.

The key projects listed below range from high-end residences to restaurants to commercial interiors and mechanical systems to sound stages.On many of these projects I also provided architectural, interior, and MEP designs.On all the projects I was responsible for budgets, estimates, contracts, construction schedules, quality control, and work completion.  I have always focused on developing and maintaining long-term client relationships.

Oversee and direct all design, engineering, and construction in Class A and Class A+ commercial buildings managed by Means-Knaus Partners in Los Angeles.Provide cost estimates and schedules to property management to assist in lease negotiations.Interface with tenants.Direct architects and interior designers in planning tenant improvements, as well as common area improvements.Manage bidding and contractor selection.Oversee and assist the work of general contractors including construction schedules; contract negotiations; change orders; submittals; shop drawings; construction meetings; job close-out.Responsible for maintaining relationships with tenants, property managers, and governmental agencies.

Managed multiple concurrent design/construction projects in Legacy Partners Commercial office buildings.  Worked with property management, architects, and engineers to design and build market ready improvements, tenant improvements, and renovations to common areas and mechanical systems.  Managed design and engineering teams; estimates; budgets; bids; construction schedules; contracts; change orders; submittals; construction meetings; job close-out.  Maintained client relationships. 

Key Projects:

  • Dreamworks Animation tenant improvement, 101 N. Brand, Glendale - Two full floors tenant improvement; 45,000 sq. ft.  Managed all aspects of design, engineering, construction, and relationship with tenantObtained building permits.  Completed on time and under budget.  Won Legacy Key Award for excellence.  $1,000,000 construction costs.
  • Marina Business Center common area improvements, 4551 & 4553 Glencoe, Marina del Rey - Led team in design and renovation of building lobbies, corridors, restrooms, landscaping, roof replacement, and seismic upgrades.  Replaced 108 water-source heat pumps in tenant-occupied spaces.  Obtained building and Coastal Commission permits.  $1,440,000 construction costs.
  • 51 Minds tenant improvement, 2600 Olive, Burbank - Two full floors tenant improvement; 44,000 sq. ft.  Led architectural and MEP design team in programming and designing post-production facility in occupied high-rise office building.  Included new HVAC root-top cooling tower and structural support; clean room; computer room; augmented electrical service; class A finishes throughout.  $4,340,000 construction costs.
2002 - 2006

Architectural Design & Interior Space Planning - Assessed market needs, developed budgets and design programs with in-house leasing executives.  Created architectural plans, space plans, and construction documents for renovations of company-owned buildings and tenant improvements in multi-tenant buildings.  Devised parking lot layouts.  Created and updated as-built AutoCAD plans for all buildings, sound stages, parking lots.

Construction Management & Oversight - Oversaw general contractors and sub-contractors working on company construction projects including approval of pre-construction estimates; contracts; construction schedules; quality control; progress payments.  Obtained building permits.

Facilities Management - Managed all maintenance, repairs and custodial work for 27 commercial buildings (1,550,000 sq. ft.), 12 sound stages, 4 apartment buildings, and 16 parking lots.  Oversaw staff of 2 office assistants and 3 maintenance workers as well as numerous outside vendors.  Liaison to Hollywood Business Improvement District, Hollywood Police Department, Los Angeles Housing Authority, and other governmental agencies.

Key Projects:

  • 940 N. Orange Drive - Developed architectural plans and interior space plans. Oversaw MEP engineering and the work of general contractors and sub-contractors. 45,000 sq. ft. of new office suites in existing shell including conversion of 10,000 sq. ft. sound stage to high-tech editorial/post production offices.  Installed new roof; new HVAC equipment and distribution; new clean computer room. Construction occurred in phases while the building was occupied. $1,450,000 construction costs.  (See AutoCAD plans below.)
  • Prop Services West, 4611 Crenshaw Blvd., Los Angeles - Provided architectural and interior design including construction documents and retail showroom space plan; construction oversight. 50,000 sq. ft. conversion of office and retail spaces to furniture showroom with asbestos abatement and exterior renovation. $925,000 construction costs.  On time; on budget.
  • 1000 N. Orange Drive - Oversaw clean-up of a toxic site including complete sign-off and approval for future commercial development by California Water Board and EPA.  Designed new surface parking.
1999 - 2002

Project Manager - Construction

Aihama Construction / Projex Pacific Inc.

Directed all aspects of concurrent residential and commercial construction projects including estimates; bids; budgets; construction schedules; purchasing materials; contracts; hiring sub-contractors; change orders; construction meetings; submittals; RFI's; progress payments; and close0outs.  Responsible for developing and maintaining long-term client relationships.

Key Projects:

  • Taiko Restaurant, 2041 Rosecrans Ave., El Segundo - New restaurant in existing ground floor retail space with office tenants above. Included new kitchen; sushi bar; restrooms; HVAC and kitchen ventilation; interior furnishings; dining patio. $850,000 construction costs.  On time; on budget.
  • Samuel Goldwyn Building, 10203 Santa Monica Blvd., Century City - Core and shell remodel of existing 40,000 sq. ft. office building. Included demolition of existing tenant improvements; asbestos abatement throughout; new restrooms; renovation of main lobby and elevator lobbies; new elevator hydraulics; exterior remodel. Secured building permits and ADA concessions from the building department. $1,600,000 construction costs.  (See photos below.)
  • Cheng Residence, Pelican Hill, Newport Coast - New 10,000 sq. ft. custom hillside home. Included securing building permits; hillside grading; underground parking; cantilevered pool; landscaping; high-end interior finishes. $4,500,000 construction costs.

Eastgate Design & Construction Co.

Retained by property owners to manage residential and commercial design & construction.  Directed all phases of projects as owner's representative including negotiating leases; preparing feasibility and conceptual estimates; hiring and working with architects and engineers; bidding; selecting contractors; developing and maintaining design and construction schedules; construction oversight (including submittals, RFI's, approval of progress payments, and quality control).

Key Projects:

  • Rainmaker Digital Pictures, 175 E. Olive Ave., Burbank - Project Manager/Owner's Representative. 16,000 sq. ft. tenant improvement. State-of-the-art digital animation, editing, and post production facility including clean computer room. Managed all aspects of the project from negotiating the lease through architectural design to completion of construction. $1,000,000 construction costs.  (See photos below.)
  • 900 Stradella Road, Bel Air - Project Manager, Architectural Designer.  9,000 sq. ft. residential remodel and addition.  $1,450,000 construction costs.  (See photos below.)
  • 1105 Bel Air Place, Bel Air - Project Manager, Architectural Designer. 10,000 sq. ft. residential remodel and addition. $1,650,000 construction costs.  (See photos below.)
  • Kress Lofts, 100 W. 5th St., Long Beach - Design and construction oversight.  Historic preservation and residential loft conversion.  47 new live-work loft condominiums in 9 story historic building.  Site superintendent for last 5% of work.  $4,500,000 construction costs.
