From the first day I worked in the construction industry, I knew I had found where I belonged.  Motivated and excelling in relationship building, accurate estimates, and a knack for preconstruction I have found a successful career in the industry I am passionate about by harboring a strong and unwavering work ethic, and by "thinking outside the box" to help resolve tough issues, win over tougher clients, and providing a natural level of trust with co-workers, clients, and design professionals.  The work I did before I landed in construction provided a platform that taught me to be diplomatic and tactful at all levels with both professionals and non-professionals.  I thrive in deadline-driven environments.  My levels of promotion and experience have provided me the opportunity to wear many hats, change them at a moments notice, and due so with poise and confidence.

Business Development Delmarva Region/Estimating & Preconstruction Services

Nason Construction, Inc.
  • Review solicitations and outline requirements for hard bids, RFQ, RFP and/or budget submissions. Provide outline for requirements (bonding, financials, schedule, “breakdown”, etc.) delegating responsibilities and managing compilation of pieces for complete and compliant proposal.
  • Responsible for compiling and submitting estimates (Divisions 1-33) for renovations, additions, and ground-up/new construction work.
  • Review drawings and provide constructability reviews. Provide “Path Forward” plans to clients upon review of owner goals, project overview, and schedule.
  • Construct conceptual estimates and budgets to owners. Budgets compiled through subcontractor pricing and feedback, take-offs, and historical data.
  • Provide alternates means, methods, and materials in order to achieve schedule and economic goals which are in the best interest of the client and the project.
  • Understanding of components and requirements for MBE, DBE, and wage rate and certified payroll. Familiar with forms required for such requirements for State of Maryland, State of Delaware, and public projects.
  • Develop scopes of work for respective trades based on design, specifications, and construction documents.
  • Complete descope meetings and buy-out process for all trades.
  • Analyze project needs, supplying appropriate General Conditions and Staffing costs to accompany subcontractor bids for estimate and budgets.
  • Meet with potential clients, providing information regarding process of project from concept through close-out. This includes timeline, phases, cost, and options for contract types. Provide pro’s and con’s for each contract type in order to assist the client in choosing the best solution for the project.
  • Assist clients with design professional options if needed. Including architects, structural engineers, civil engineers, MEP engineers, interior designers, LEED professionals ,etc.
  • Responsible for developing and maintaining client relationships, subcontractor relationships, designer and engineer relationships networking, and internal and external communications
  • Manages all estimates and pre-construction projects for the Delmarva Region. Prepares lump sum, GMP, design-build budget and estimates for both negotiated and hard bid opportunities. Review estimates directly with COO and Owner for submission.
  • Leads business development and marketing for Delmarva regional office, covering 3 states and 14 counties.. Responsibilities include regional goal planning, including development and identification of target markets, and coordination of departmental goals
  • Strategic development of market segments, targets, accelerator (partners), capture plans, and professional associations
  • Provides recommendations of opportunities and leads accessing probable win rate.

  • Expand Business Development Division in Salisbury region for Nason, utilizing a proactive approach to developing relationships to expand & strengthen client base by understanding the region, its industries and what drives its economy to expand volume of work completed with profitable margins and great client satisfaction.

  • Provide take-offs for renovation, additions, and new construction for Divisions 1-33.
  • Develop POR's (monthly financial reports) for 8 projects for monthly review by corporate executive staff.
  • Keep 8 projects which had complete staff turnover on schedule and budget to ensure they met closeout deadline to deflect liquidated damages and unsatisifed clients.
  • Provide certified wage rate, MBE certification and goal aquisition for 5 projects for University of Maryland College Park, State of Maryland, and Army Corp which totalled over $50 million in construction.
  • Manage subcontractor, client, and design professional database.
  • Compose all subcontractor contracts for all regional projects (AIA and custom).
  • Prepare all owner contracts (AIA and custom) for all regional projects.
  • Provide direct support for Director of Delmarva Division. Delegating work needed to get projects completed on time and under budget.
  • Accompany Director to meetings with subcontractors, clients, and design team professionals.

  • Produce accurate conceptual estimates for ground up as well as renovation projects.
  • Study & analyze blueprints and pertinent construction documents to produce detailed categorized cost estimation of necessary scope & other expenses.
  • Excellent working knowledge of design, procurement, field processes & their inherent cost performance risks. 
  • Extensive experience in providing comprehensive estimates for both bid and negotiated projects.Manages projects on both a tactical & detailed level.
  • Develop itemized scope of work for each division incorporating all construction documents to guarantee all work, materials, equipment, etc. for project completion is included.
  • Review blueprints & construction documents identifying problematic areas & resolve these issues during preconstruction using RFI's, addendums, etc. 
  • Work as the liaison for the entire preconstruction team in order to certify all concerns are identified, addressed, & resolved during preconstruction phase. 
  • Provide value engineering means & methods to meet budgetary constraints, requirements, etc.
  • Review & analyze all proposals received by subcontractors in order to determine which to use in project estimate.
  • Take into account: duration, scope, materials, equipment, etc. in order to produce effective overhead and profit projections.
  • Utilize Microsoft Project in order to develop accurate construction schedule for entire project.
  • Created Excel spreadsheet templates for Effective Overhead and Profit Projections which were implemented and used company-wide.
