Clearwire / Bechtel

Responsible for all acquisition, zoning & permitting activities associated with Clearwire’s upstate NY wireless internet broadband network conversion to WiMax protocol.  The network expansion included both RF coverage and microwave backbone expansion to accommodate increase system capacity for high speed data transmission.  In addition, assisted with both project & construction management responsibilities.   

  • Successfully managed site acquisition activities resulting in the upgrade of 150 cell sites within the project scheduled time frame.
  • Maintained the network deployment database utilized for tracking project deliverables, schedules cost and management reporting.

Site Development Manager /Project Manager

Nextel Communications / Nextel Partners / SprintNextel

Responsible for all real estate acquisition and site development activities associated with the infrastructure improvements of Nextel's & Nextel Partner's wireless communication network within western New York and western Pennsylvania. 

  • Successfully managed activities of both in-house site acquisition and construction personnel as well as outside consultants to ensure the completion of over 375 cell sites in a cost effective and timely manner making Nextel a formidable competitor in wireless communications in Upstate NY.
  • Responsible for all capital budgeting associated with the network build out and site modification as well as expense budgeting for ongoing cell site maintenance.
  • Responsible for developing relationships with landlords, municipalities, tower owners, carriers, contractors, professional service providers and internal company departments to ensure the successful development and ongoing operations of the network infrastructure.
  • Responsible for all project scheduling and reporting associated with the network build out to ensure compliance with stated company business objectives.
  • Managed all site maintenance and modification needs within the region.
  • Led a Rochester team to develop and implement ideas to improve customer satisfaction of Sprint and Nextel products and services.
  • Extensive knowledge of both IDEN and CDMA technologies, equipment and networks.

Responsible for all engineering site-related activities associated with the growth and development of this leading retailer including long range planning through store openings. 

  • Successfully directed all land development related activities for over 35 food markets, 13 home improvement centers, resulting in over 7,000,000 square feet of floor area.
  • Administered all site development construction.
  • Responsible for annual capital budget expenditures and dept. budget expenditures.
  • Directed in-house engineering staff and administered outside professional services.
  • Played a strategic role in the company's store expansion plans as one of four contributing members of its corp. development group.
  • Directed the preparation of all documentation necessary from establishing new store location feasibility to securing municipal "right-to-build" approvals as well as regulatory agency permits.
  • Successfully conducted negotiations with numerous groups including municipal officials, regulatory agencies and neighborhood residents to minimize opposition and secure development approvals.
  • Negotiated and secured with state regulatory agencies methods to expedite land development with programs such as public-private highway improvements, public eminent domain proceedings and voluntary environmental clean-up agreements.
