Multi-family and mixed-use owner/builder.  1st project was a take-over and assist Construction Manager to complete the project:  115 units over 3 level subterranean podium for the midrange market.  2nd project was to have been a ground-up mixed-use, multi-family building over 2 levels of subterranean parking(podium).  Funding stopped.

1st project was a multi-family take over of 85 residential midrange units over 2 levels of subterranean parking(podium).  2nd project was to be a 196 multi-family mid-range market that was permit ready.  Funding stopped.

Cedar Signature Homes, Inc.

Cedar Signature Homes was a multi-family Owner/Builder with eleven late and over budget condominium projects under construction.  Took control of five of these totaling $48M with two project managers and five superintendents.  Immediately shut down one site, firing the superintendent and liquidated.  Contacted banks and investors to obtain additional funding for the remaining four projects.  Projects had been brought back on track financially and adjusted completion schedules.

Toledo Homes is a multi-family Owner/Builder that exclusively builds in Pasadena, CA.  Managed $48.5M budget for this builder.  Responsible for all entitlements, A & E interface and contract negotiations, pre-construction, building department submittals, permitting issues, sub-contractor bidding, and union labor negotiations.  Managed two superintendents on three separate mixed-use projects with podiums totaling 111 units.

Objective

      My career interests and expertise are in managing large residential and commercial/industrial projects, including mixed-use housing, commercial office facilities, commercial/industrial, mall renovations, and transportation systems.  My responsibilities begin with entitlements and pre-construction, preliminary bid out for budget generation, regulatory agency documentation, negotiate and manage A & E, prime and subcontractor contracts, RFI and change order submittals, and closeout.

    I work well with people across many disciplines including clients, funding sources, professionals, general contractors and state and local government agencies.  My strength is problem solving, and I bring a varied comprehensive background in managing large and small projects to bear on each new opportunity.
