NFI Industries is a privately held $750 million real estate, supply-chain logistics, warehousing, and transportation company with over 5,000 employees nationwide.NFI Real Estate is an affiliated real estate development and management company with over $300 million worth of commercial, office, and industrial properties, consisting of over 7 million square feet of leased space throughout the country.

Directed the day-to-day operations, P&L, and budgeting of national real estate development and management company for commercial, office, and industrial properties. Reported directly to CEO of NFI Industries. Managed 4 department supervisors overseeing property management, finance, development, and leasing/acquisition departments, as well as 3 construction project managers.

·Located, acquired, obtained all governmental approvals, designed, and finalized construction bids to build 1 million square foot warehouse for key customer within 1 year.Saved over $3 million from original construction bids through negotiation and value engineering.

·Negotiated 20 year Payment in Lieu of Tax agreement with township, worth over $20 million, despite initial considerable township opposition.

·Finalized land purchase for 1.6 million square foot warehouse park, at a savings of several hundred thousand dollars, from difficult seller, despite several previous failed attempts by NFI Real Estate.

·Saved over $1 million by reconfiguring existing corporate headquarters, which eliminated planned construction of new office space.

·Reconfigured existing warehouse site plan enabling company to lease warehouse to large long-term customer, by creating 88 trailer parking spaces which engineering professionals had not thought possible. Saved approximately 1/3rd from budgeted construction costs.

·Implemented new filing system for property and development files which significantly increased efficiency and productivity.

Directed all legal department aspects of transactional and litigation matters for entire organization. Reported directly to CEO. Managed 2 attorneys, 1 paralegal, and numerous outside counsel in both litigation and transactional matters. Dealt with federal, state, county, and municipal agencies nationwide on regulatory, labor, and land-use matters. Types of law practiced include: Contracts; Commercial Loans; Real Estate; Warehousing; Trucking; Logistics; Employment/Discrimination; Construction; Development; Bankruptcy; and Mergers/Acquisitions

·Performed transactions involving customer contracts, commercial loan agreements, software licensing agreements, mergers/acquisitions, bankruptcies, labor/employment, real estate purchase/sale agreements, leases, development, and construction agreements.

·Handled litigation regarding employment/discrimination, auto/general liability, insurance, contract, commercial loan, bankruptcy, collection, and real estate matters.

·Successfully completed 5 complex corporate mergers/asset acquisitions with values ranging from $8 million to $50 million, with no major disputes.

·Resolved major customer bankruptcy claim for close to full value, resulting in $1 million payment to NFI despite trustee's claim for NFI to pay back $3.5 million of alleged preferential payments.

·Resolved Indiana Department of Revenue fuel-tax assessment against transportation company at savings of $500,000, representing a 67% savings over original assessment.

·Saved company over $1.3 million by resolving substantial regulatory matter.

·Recovered over $800,000 for company in dispute with major national telecommunications company, without resorting to litigation.

·Saved company over $850,000 in dispute with insurance carrier over unpaid premiums.

·Created standard form agreements for warehousing services, temporary employment agencies, warehouse/retail/office leases, termination/separation, and real estate purchase/sales, to limit liability and facilitate uniformity across NFI organization.
