Archstone Lifestyle Homes

A highly respected residential/commercial property developer. Specialising in age restricted independent living accommodation and nursing homes. Joined as Land and Planning Director responsible for acquisition/planning of 200 units in 2 years. Was promoted in 2007 to head up the Executive Board of Directors as Managing Director. Responsible for complete Financial, Sales and Marketing, Construction, Technical, Land Procurement, Risk Management, Environmental, Health and Safety and Operational management. Also, head up the ‘Green Team’ for all environmental and sustainable matters. Successfully addressed issues with poor land supply, high build costs, high overheads, low margins, poor selling periods, low staff morale by a hands-on approach to staff development. Used Investors in People as a benchmark for managing motivated teams. 2009 saw start up of new company to develop and operate care homes for the elderly specialising in dementia, promoted to COO to run both companies. Successful marketing strategy resulted in 8 industry awards between 2008 and 2009. A hands-on approach to all design and technical matters ensures KPI’S are achieved. All build programmes to date have been delivered on time. Started construction of 50 bedroom nursing home in 2009 and responsible for project delivery.

Berkeley First

Part of the Berkeley Group, the company with a turnover c.£80m, specialised in urban regeneration by delivering affordable and student accommodation within London. The units were all high storey residential apartments mixed with commercial use schemes. Responsible for a Development Manager, Design Manager and two Trainee Managers. Main board duties included attending board meetings, writing detailed monthly board reports, assisting in compilation of company strategy and budget. Construction of 350 plots per annum procured often through OJEU process. All sites were forward sold on to end users usually Universities, Registered Social Landlords or investors through very detailed and complicated developer and nomination agreements. Also achieved reserved matters consent for a mix of 450 commercial and residential units in Chatham through Medway District Council. Ensured that sites were identified and maximised for acquisition and planning process was managed through pre-planning to the signing of legal section 106 agreements.

KingsOak Homes
Heading up Land Department of the Southern Regional office part of Barratt Group. Responsibilities include creating and appraising and bidding on development opportunities of between £5m and £100m across the South Coast. Ensuring that the maximum contribution was achieved from all land purchases. The region had gone from start up in 2002, to 450 plots per annum by 2006.Individual responsibilities and successes included Land Sourcing, Planning Appraisals and Purchase Viabilities, Negotiating Offers and agreeing Contracts/Options. Departmental and Consultant Liaison. Financial Appraisals/Cash Flows and Solicitor Instructions. Purchased brownfield site with development brief for 106 units in prime location in Winchester won through a design/tender process from County Council. Secured the purchase of a site with detailed planning for 127 flats with a development value of £35m and land value of £11m with a landmark commercial building in Chichester. Purchased 6 other sites in Hampshire and Dorset securing over 250 units for build.

Joined small and reputable property developer as Land and Sales Manager building 25-30 units. Trading on parcels of land under option or contract. Quickly progressed to the level of Land Director and Shareholder also responsible for marketing. Responsible for sourcing land opportunities in the South of England from extensive contacts. Managed a Junior Land Buyer and coordinated with Technical/Construction Directors on all aspects from plot design though to sales and marketing. Hands on experience in running many aspects of a small company as a Director in terms of budgets, cash flow, forward business plan and public relations. Maintained responsibility for the management of the company, setting budgets, minimising risks, maximising opportunities, achieving the company’s targets; and seeking to positively influence the progression of the company.

Real estate agent trading as Fox & Sons, part of a national network, running their Premier Homes department from their flagship and most profitable and successful office in Hampshire. Liaising with a network of 25 local offices, advising on what constituted a suitable premier home and subsequently marketing potential opportunities that were identified. Valuation and marketing of properties using telephone sales, press advertising and editorial working closely to strict sales targets. Dealing with solicitors and professional intermediaries to assist in the smooth progress of a sale to completion. Assisting in the day-to-day management of an office of 25 people and ensuring targets were met through motivation and support including extensive training and daily/weekly/monthly target identification.
