Played a key roll in the lease-up of the largest and most luxurious student housing community in the country with 3,648 bed spaces (918 units). Was largely involved in the training of new leasing agents, resident retention events and outreach marketing efforts. Contributed to the creation of a new office culture. Developed a marketing campaign that targeted international students. Develop new outreach systems to generate leads via gorilla marketing. Manage  the leasing floor and the leasing agents. Continually exceeded my week and monthly sale quotas.  Generate daily and weekly reports to showcase our traffic, fallow ups and closing ratios.

Worked hand and hand with management to create a plan of action that raised our occupancy from 87% up to 95.5%. (752 unit property) Maintained great resident relations that promote resident retention. During my time here I held a 54% closing ration per Yardi Voyager. Was responsible for managing this community’s website, helped with our marketing campaigns and created fun ideas to drive more traffic to our open houses. Cross trained into manager duties like; weekly market survey report, a daily activity report, collecting rent, filling out SB90’s when a resident gives a 30 day notice, doing pre and final move out inspections. Kept track of office supplies, walked vacant ready/not ready units and kept good relationships with our vendors. Handled resident complaints, audited the renewal spread sheet to keep track of our expiring leases. Verified rental history and kept our office files in order and made sure all leasing consultants were filing there move in files and attained the required documentation in their files. Before working for GHP management I was a Temp for 5 months with career strategies and traveled to other GHP Management properties in downtown LA like “The Piero”
