Team Management

Team management refers to techniques, processes and tools for organizing and coordinating a group of individuals working towards a common goal—i.e. a team. ACCOMPLISHMENTS: Managed a project team in the conversion of mainframe reports to AS400 reports, using a team to 5 business analysts, 3 technical leads, 5 programmer analysts, and 2 QA analysts. The reports were for all Sales, Accounting, Customer Service, and Warehousing and Distribution Departments. Managed training sessions for new programmers/employees and ensured standard operating procedures were regularly followed. Completed Mainframe and AS400 applications upgrades on time and within budget constraints issue by the IT Director.

Property Management

EXPERIENCES:   HOA Board Member Las Flores Maintenace Corp   Costa Mesa Bark Park Foundation Lead or assisted the operation of residential common interest developments in HOA real estate or in public property of the Costa Mesa Bark Park.   ACCOMPLISHMENTS: ·    A major $25,000 relighting project was need to replace an insufficient ground pagoda walkway lights with old fashion style pole lights thus making the common area safer at night while adding value to the community. ·   As Treasurer, reviewed the reserve study once a year and help determine the fiscal year budget for the HOA. ·   As the Architectural Committee Leader, walked the community and wrote CC&R violation notices and maintain a spreadsheet of current violations, old violations and keep track of the outcome of each violation. ·   Hired and terminated contactors and vendors which included pool maintenance, landscapers, slurry sealers, painters, handymen, graffiti removal. ·   Worked with landscapers to plant flowers around common areas and community entrances to maintain a pleasant appearance and property values. ·    Participated in selection of maintenance contractors for yard cleanup, pressure washing, and fencing of the park areas. Collaborated in grass restoration and a $200,000 lighting project of the bark park for night usage. ·    Spoke on behalf of the Foundation on televised Costa Mesa City Council and Costa Mesa Parks and Recreation Commission meetings for needs and concerns for improvements which require city approval.
