About Dan Chamberlain, 37th Parallel

Possessing extensive experience in commercial multifamily real estate investment and asset management, Dan Chamberlain serves as the chief operating officer of 37th Parallel Properties in Richmond, Virginia. As COO, he handles financing, analysis, capital events, due diligence, and operations for all assets held by the firm. In addition, Dan Chamberlain is responsible for the physical management and financial performance of multifamily assets in Texas and Kentucky, as well as residential assets in Ohio, Michigan, and Indiana. At 37th Parallel, client satisfaction is at the heart of all of his work. He consistently seeks out new ways to keep investments performing and clients happy. These initiatives include educational programming developed for staff and partners to learn more about finance and real estate investment.

Dan Chamberlain studied engineering at Bucknell University and graduated cum laude before working at Andersen Business Consulting. As a consultant, he served as technical lead for projects on behalf of clients in a wide range of industries. He subsequently became a senior enterprise consultant with Whitlock eBusiness Solutions, where he managed the technical and functional aspects of a multimillion-dollar loyalty solution for a leading hotel chain. This involved the implementation of several design areas and cooperation among a number of development groups.

In 2003, Mr. Chamberlain became a manager of solutions analysis with Affinion Group/Trilegiant Loyalty Solutions. Within a few years, he earned a promotion to director of solutions analysis and quality assurance. As director, he oversaw several teams of full-time employees and augmentation staff. He left Affinion Group in 2009 to join the 37th Parallel team.

- Manage the evaluation and selection of MSA's (Metropolitan Statistical Areas) in which to invest.
- Evaluate sub-markets and blocks within chosen MSA's
- Selection and management of partner teams (Property Managers, Brokers, Bankers) in each operating MSA
- Financial Analysis and Selection of Multi-Family Properties (80-450 units) for acquisition, rehab, rent-up, and sale to Investor Group.
- Oversee Educational, Marketing, and Project, Execution
