Construction Manager, Real Estate Development

Conducted real estate acquisition due diligence; hired and managed design and construction teams for leading provider of early childhood education, Kindercare. Obtained zone changes, special use permits, building permits and conditional use permits. Managed projects through close out, including budgets and scheduling.

Representative Accomplishments

·Orchestrated development through opening of 3 childcare centers in 12 months; guided 11 additional centers through the entitlement phase, including building permits and negotiating/distributing contracts.

·Participated in streamlining development process, reducing development time from 24 to 18 months, bringing centers online and revenue producing 50 days earlier.

Screened, hired and directed cross-functional teams of architects, engineers, interior designers and consultants. Developed and managed detailed line item budgets and schedules. Negotiated with, hired and managed general contractors as owner’s representative.

Representative Accomplishments

·Oversaw and completed numerous complex development and renovation projects—ranging to $100+M on Starwood, Marriot, Hyatt, Hilton and Four Season properties.

·Resolved challenges and conflicts between stakeholders on construction of tallest building in San Jose, CA; mitigated escalating financial costs, gained buy in from city agencies and negotiated partnership agreements, completing project on time.

·Orchestrated complex full-scale demolition, abatement and renovation project for Starwood’s W Hotel in Los Angeles, gaining collaboration between two general contractors, two design teams and multiple suppliers to bring project in on time and budget with a grand opening party featuring a red carpet and Hollywood celebrities..

·Collaborated with software programmer to create project tracking software to meticulously monitor the line item budget status of development projects and ensure all parties were consistently informed of status/budgets.

Developed and administered project budgets and schedules; evaluated, analyzed and prioritized due diligence for acquisitions; managed and prioritized work tasks for each project manager on multiple simultaneous projects. Motivated teams by improving work environments on each project site.

·Led Pacific Northwest effort including construction/contract administration, re-zoning/entitlement processes, permits, purchasing, cost accounting, and start-up.

·Responded to ever-changing design developments and government mandated requirements.

·Held primary responsibility for document and discipline coordination and RFI resolution between contractor and design team on development of high-rise, full service hotels in Glendale and San Diego, California.

University of Oregon (Coursework BA Fine Arts program) 1973-75

Fine and applied arts courses during a two year period awaiting acceptance by the school of Architecture. Courses included drawing, watercolor, visual thinking, sculpture, ceramics, visual design processes, Illustration, Art History

University of Oregon (Coursework BS Arch program) 1975-1980

Acceptance to the School of Architecture. One of 36 students to be accepted out of 682 applicants. Enrollment process included interviews, submissions, and presentations both oral and written. Committee votes determined successful candidates for admission.

Coursework focused on design theory and Architectural History. Spatial dynamics and experiential design criteria. Successfully completed all but one design studio and two structural courses to complete field of study before graduation. Personal circumstances prevented me from completing the course of study.Quick advances and other successes in my career did not require completion of the degree. It became infeasible to return to school once my career path had been established.

University of Copenhagen (European Arch) 1976

Studied European Architecture and Art at the University of Copenhagen, Copenhagen Denmark. Further studies included graphics and graphic arts with instructors at the Royal Copenhagen Porcelain Factory, Kobenhaven. Traveled extensively throughout Europe, studying architecture and art during breaks from school.

Washington State University (Arch parent Univ.) 1976

Parent university for University of Copenhagen. Had to pass interviews and presentations for acceptance for study abroad privileges.

West Valley CC, Saratoga CA (AA Industrial Model Building 1972-1973

Initially established my career in Architectural Model Building at the junior college level. Surpassed High School programs and began college my Senior year in High School. Completion of Physical Education and English were the only two required courses for completion my Senior year. This was not general practice in 1973 but was, in-fact ground breaking and required a considerable amount of tenacity and endurance to talk my way into it.

I attended the University of Oregon through my Senior Year. A personal tragedy took me away from school just two classes short of graduation. My career grew and flourished as owners Representative, hiring design teams. By the time I was able to complete my degree requirements, many credits had expired and would have meant two years of full time school to complete. 

I have since hired hundreds of design professionals, guided architects through the ownership's needs and been involved in over one billion dollars worth of projects.
