Work experience

Project Executive

Skanska USA Building, Inc.

As a Project Executive, I manage the overall project direction, completion and financial outcome of the projects that I am assigned to.  This begins with creating the relationship with the Client, winning the project, managing all aspects of the project from preconstruction through construction and project closeout.  Throughout this process, I work to build long lasting relationships with Owners and Subcontractors.

Director of Development

Hope Ignited

While working with Hope Ignited, I served the people in Guatemala creating partnerships to support ongoing opportunities for transformational personal, business and community development initiatives.

This involved analyzing needs, identifying material and funding sources and articulating plans to strategically achieve sustainable, long-term impact both for individuals and communities.

Many of these efforts involved coordinating mission trips to Guatemala to bring awareness to the ongoing need in the region.  I coordinated building projects of all types, medical clinics and training conferences for both large and small business owners, pastors and the general community at large.

I also performed all the communication functions, created newsletters, took photos and planned fundraising efforts for our organization as well as  managing the donor database and promoting our organization to churches and businesses alike.

Vice President - Project Management

Working directly for the end user, I made sure that the entire construction and relocation process was efficient and enjoyable for all the stakeholders. I was adept at anticipating the needs of the client, effectively communicating with the design and construction team, and delivering consistent results on time and under budget.

Contract - Project Manager

Perkins + Will

In this assignment, I represented the Architect and coordinated several large-scale commercial interior renovation projects. I assisted in evaluation of construction drawings, contractor pricing and overall project construction and turnover. Managing relationships with the client, property management, and third party vendors were a large part of my responsibility to ensure seamless building process throughout the phases of the project.

Business Developer

DPR Construction,

As a Business Developer, I was responsible for creating and cultivating relationships with business leaders in and around the Atlanta area to generate leads and develop the sales pipeline in the Commercial Corporate Interiors market.

I brought in $11M of new business within the first 15 months.  I also provided Executive oversight on two projects that earned “Zero Defect Awards” for perfect project execution, quality and customer satisfaction.

Construction Manager

The Rock Church

The Rock Church hired me to manage the construction of a $55M renovation of a 200,000 sft. Naval Training Center in San Diego.  The renovation was to demolish one half of the building down to the foundation and build back a state of the art 3500 seat sanctuary.  The renovated portion of the building would become a K-12 private school, offices, café, dining and bookstore.  I directed the design and construction teams and achieved the following milestones:

  • Obtained a rebate from the local utility by achieving a 22.1% higher energy efficiency than required under Title 24.  This saved the organization $83,000/year in annual operating costs and earned the Owner a bonus of $92,500 from the utility company.
  • Completed the project  $778,265 under budget.

Project Manager

DPR Construction

I led the construction of two - 90,000sq. ft.  pharmaceutical research laboratory buildings that each achieved LEED Certification.   I managed a team of 20 direct reports that completed the shell and interior buildout that contained research labs, restaurants, fitness center, retail spaces and a central plant.

I also managed the renovation of a 47,000 sq. ft. corporate office space, that included adding a mezzanine to an occupied area without disrupting the ongoing office operations.

In addition, I managed, authored, and implemented a comprehensive training program across all 10 of DPR’s offices that included conflict resolution, negotiation, and operational project skills.

“It is with great pleasure that I recommend Bob Cloyd. I worked closely with Bob for the past two years. Bob has always displayed a high degree of integrity, responsibility, and ambition. During times of what I could only imagine were of extreme adversity, Bob always maintained a positive and professional attitude. His problem solving abilities proved to be not only an asset to the church with whom he was representing, but to all parties involved. Bob’s masterful leadership and management characteristics shined through the trials and tribulations of the coordination efforts of all the contractors involved in such an advanced and complicated construction project. I would highly recommend Bob for any position he may seek.”

Scott Oosthuizen

“Bob Cloyd is a superb human being and a construction professional. As a Project Manager, even under the most stressful situations, he treats people with dignity and respect, getting the job done. He is a problem solver and an asset to any project he is involved with!”

Kelsey Gallagher

“I worked with Bob Cloyd to construct the Rock Church & Academy. Bob Cloyd was the Project Manager for the Rock church, and as Project Manager for the General Contractor, I reported directly to him in construction matters. He was extremely reliable pertaining to any deadlines or critical items that we needed in order complete the building, which we did a month ahead of schedule. He conducted his role with the utmost integrity and it would be my pleasure to work on another project with him in the future.”

John Kratzer

“Thank you from the bottom of my heart for stepping in and taking the reins of the building process at the Rock. Very few people truly understand the value of the role that you played.”

Jeff Harper

“It was a real pleasure working for you over the course of the Rock Church project. While we had a few disagreements over some issues, you always treated us fair. I rarely get a chance to work for a fellow believer and I thank you for your leadership throughout this project. I wish all of our owner’s representatives had your knowledge of construction and work ethic.”
